The presentation of a project on e-land does not constitute a recommendation of the project or its developer, nor a review of either.
The project was located in Block 6657, Parcels 13 and 14, in the south-eastern part of Hod HaSharon, bordering neighborhoods characterized by low-rise housing, such as Galgal HaMazalot, Moshav Ganei Am, Adanim, Rambam and Gil Amal.
Location is a key factor: the land is close to parks, kindergartens, some of the city's best schools and shopping areas – a city with a village feel.
The land is private agricultural land designated for development under the Hod HaSharon master plan and the district plans. A plan for industry and commerce had previously been advanced for part of the compound; it was later decided to shelve it in favor of a comprehensive residential plan that would create urban continuity with the existing neighborhoods, with extensive public gardens and open spaces.
The expected building density in this area, according to the information provided at the time, was about 5–6 housing units per gross dunam (under TAMA 35), graduated near the existing neighborhoods and denser in the open areas.
The land was to be purchased by a group of buyers bound by a single co-ownership agreement, managed by an attorney who would accompany the group legally throughout. An experienced development company with extensive experience in planning, construction and zoning in the Sharon region was to organize the group of buyers.
Investing in land whose planning has not been completed, and in purchasing groups, involves heightened risks, including delays, changes to the plan and loss of investment; see our Terms of Use.
