1. General
1.1 The website e-land.co.il (the "Website") is operated by Yaron Gabay (the "Operator", "we" or "us"), a licensed real estate broker (License No. 002885). The Operator is the controller of the information collected on the Website. For privacy inquiries: yaron@e-land.co.il.
1.2 This policy explains what information we collect, why we collect it, to whom it may be disclosed, and what rights you have. It has been prepared in accordance with the Israeli Protection of Privacy Law, 5741-1981, and the regulations thereunder, including Amendment No. 13.
1.3 You are under no legal obligation to provide us with any information. You may browse the Website without providing any personal details. However, if you do not provide your name and contact details, we will not be able to respond to you or forward your inquiry.
2. Information We Collect
Information you provide voluntarily – through the contact form, a property or project inquiry form, or by email or telephone:
- Full name, telephone number and email address
- The content of your inquiry and the property or project you are interested in
- Your selections in the consent checkboxes (forwarding to a marketing party, marketing communications)
- If you are an advertiser or business partner: business details, real estate broker license number and property details
Please do not submit sensitive information through the forms, such as detailed financial information, health information, or identification or account numbers.
Information collected automatically while you browse:
- IP address (truncated or in full, depending on the tool), browser and device type, and general geographic location (city or country)
- Pages viewed, time spent on the Website, the referring website and, where available, the Google search term
- Actions on the Website, such as scrolling, clicking links, downloading files and submitting a form (without the content of the form)
Automatically collected information is used for aggregate statistics only. We do not use it to identify you personally and do not cross-reference it with the details of your inquiry.
3. Cookies and Third-Party Tools
3.1 Cookies are small text files stored in your browser. The Website uses the following tools:

3.2 In our Google Analytics settings, we have disabled data sharing with Google for Google's own purposes. We do not use Analytics data for targeted advertising or remarketing. Should this change in the future, we will update this policy in advance.
3.3 Google's servers are located, among other places, outside Israel, including in the United States and the European Union. Accordingly, information collected through these tools may be stored outside Israel. Google processes the information in accordance with its Privacy Policy and the Google Analytics data processing terms.
3.4 You may block or delete cookies in your browser settings and install the Google Analytics Opt-out Browser Add-on. Blocking functional cookies may impair certain parts of the Website, and blocking reCAPTCHA may prevent forms from being submitted.
4. How We Use Information
- To contact you and respond to your inquiry
- To forward your inquiry to the party marketing the property or project – only if you have consented (Section 5)
- To send you updates and offers – only if you have consented (Section 6)
- To manage our relationships with advertisers and business partners
- To improve the Website, its content and our service, using aggregate statistics
- To secure the Website and prevent spam, fraud and misuse
- To comply with legal obligations and to protect legal rights
We will not use information for any purpose not described here without notifying you and, where required, obtaining your consent.
5. Disclosure of Information
5.1 Marketing party – only with your consent. Some of the properties and projects on the Website are marketed by other parties: developers, contractors, brokers or property owners. If you leave your details regarding such a property and tick the consent checkbox, we will forward your name, telephone number, email address and the content of your inquiry only to the party marketing that property, so that it may contact you regarding that matter. The name of that party appears on the property page or in the form.
5.2 The Operator may receive consideration from the marketing party for advertising or for forwarding inquiries. We disclose this in advance.
5.3 A party that receives your details becomes an independent controller of the information it has received and is responsible for its own use of that information. In our agreements with such parties, we require them to use the details solely to respond to your inquiry, not to sell them onward, and to send you marketing communications only with consent given directly to them.
5.4 Technical service providers that process information solely on our behalf: the Website's hosting provider, email services, the Google services listed in Section 3, and a backup service.
5.5 Legal obligation or legal proceedings: we will disclose information where required by law or court order, or to defend against a claim.
5.6 We will not sell or transfer user lists to any third party other than as described in this Section.
6. Marketing Communications
6.1 We will send you marketing communications (email, SMS or WhatsApp) only if you have ticked the marketing consent checkbox, in accordance with Section 30A of the Israeli Communications (Telecommunications and Broadcasting) Law, 5742-1982. Consent to marketing communications is not a condition for submitting an inquiry.
6.2 Every marketing message will be labeled as an advertisement and will include a simple way to unsubscribe, such as an unsubscribe link or a reply of "remove". You may also request removal by email at yaron@e-land.co.il. We will handle your request promptly.
7. Security, Retention and Deletion
7.1 We implement reasonable security measures in accordance with the Israeli Protection of Privacy Regulations (Data Security), 5777-2017, including an encrypted connection (HTTPS), restricted access to information, regular backups and security updates. Absolute protection cannot be guaranteed.
7.2 Retention periods:

7.3 If we discover a serious security incident affecting your information, we will act in accordance with the law and, where necessary, notify the Israeli Privacy Protection Authority.
8. Your Rights
- Access: to request to review the information held about you (Section 13 of the Protection of Privacy Law).
- Correction or deletion: to request the correction of inaccurate information or the deletion of information that is no longer needed (Section 14).
- Withdrawal of consent: to withdraw at any time your consent to marketing communications or to the forwarding of future inquiries. Withdrawal does not apply to an inquiry that has already been forwarded.
- Unsubscribing from the mailing list: at any time, as described in Section 6.
To exercise any of these rights, write to yaron@e-land.co.il. We will respond within 30 days. If you are not satisfied with our response, you may contact the Israeli Privacy Protection Authority.
9. Changes and Contact
9.1 We may update this policy from time to time; the date of the last update appears at the top. Any material change, such as a new purpose or a new category of recipient, will also be announced on the Website. A new use that requires consent will not apply to information provided earlier without your consent.
